Home Inspections

A home inspection is the evaluation of the homes physical condition: the structure, construction and mechanical systems, identifying items that should be repaired or replaced, and estimating the remaining useful life of the major systems. An important side note, the home inspector does not estimate the value of the house. A standard report will cover any health and safety issues, roofs with a short life expectancy, furnace and A/C malfunctions, foundation deficiencies, and moisture and drainage issues. 

A home inspector is typically contacted immediately after the contract agreement has been signed. In order to allow for a thorough and complete inspection by the Home Inspector and buyers, the sellers are asked to make other arrangements during this time. The sellers and their Listing Specialist or selling agent will be provided with the findings following the inspection. It is strongly recommended that all buyers be in attendance during the inspection. This is the opportunity for the buyers to observe the inspector and ask questions, learn about the condition of the home and how to maintain the systems.

The cost of a home inspection varies by geographical location as well as the size of the house, its age and optional services like septic and radon inspections. Do not let cost be a factor in deciding whether or not to have a home inspection or in the selection of the inspector; the lowest priced inspection is not necessarily a bargain. Use the inspector’s qualifications, experience, training and even professional affiliations as a guide.

Every home inspection should include a written evaluation of the findings. This report is not a recommendation on whether or not buyers should purchase the property nor will it evaluate the purchase price. If major flaws are uncovered, it should give you some idea of what it will cost to repair the problem.

While Home Inspections are performed on almost all home sales, other inspections may be included on a case by case basis. These include, but are not limited to, Radon testing, Septic Inspections, Well Inspections, and Pool Inspections.
